We structure development and capital for AI data-center infrastructure — powered land, energization, and the vehicles that hold them. Tell us what you have and where it is stuck.

Scope

What we review

  • Powered land and sites with a credible path to energization
  • Data-center development needing construction or takeout structuring
  • Equipment and procurement facilities against real offtake
  • Assets where the power position is real but the capital structure is not

What we do not take on

  • Daisy chains, or deals passed through parties with no written authority
  • Sites whose power is an expression of interest rather than a documented position
  • Introductions where the underlying principal is unknown to you
  • Anything requiring us to hold client funds or place securities

Are you ready to submit?

Preparation, not merit, is what usually separates a transaction that progresses from one that stalls. This is the list we read against — check yourself against it before you write.

What are you bringing?

Five gates, and they are conjunctive. A site clears all of them or it clears none.

A site or power position — what a reviewable package contains
  • How to verify a power claim
  • Matching control to the power timeline
  • What offtake means
  • Converting a brownfield site
  • What entitlement covers

Nothing ticked yet.

Tick what you could produce today. Nothing here is sent, stored or attached to your submission — it is the standard we read submissions against, made checkable.

The full standard, and why each item gates the others, is set out in What makes a data-center site financeable.

What happens after you submit

  1. 01

We read it against this page

The scope first, then the package. It is a screen, not a formality — most of what arrives is declined here, and it is declined faster when the submission is specific.

  2. 02

You get a response either way

Including the submissions we decline. Where something is missing rather than wrong, we say which item, so the next version is reviewable.

  3. 03

If it clears, we come back with a structure

How we would structure and arrange it, what we would need next, and who else has to be in the room. Nothing is binding at that point, on either side.

Every field is required. The four qualification answers are what let us route a submission rather than queue it.

Whether you hold the asset or represent the party who does.

What you hold in writing from the principal today. “No written authority yet” is an answer we can work with; an overstated one is not.

The rough size of the transaction you are bringing. It routes the review; it is not a range of capital on offer.

Grid, region or country — whichever locates the asset.

The asset, its power position, the stage it is at — and which items from the readiness list above you can produce today, including the ones you cannot.
